2.0 Introduction
Eagle Surveys Pty Ltd has been commissioned by the land owner (Serge Peeters & Julie Grace) to prepare this planning report to
support the Application for a Development Permit for a Lot Reconfiguration (Subdivision) 1 into 2 allotment.

The subject site (Lot 6 on RP35080) situated at 4 Hill Street Pomona is within the Low Density Residential Zone as identified
with the Noosa Plan 2020. As determined under Noosa Plan 2020, the proposed development triggers Code Assessment as the
allotment areas comply with the Council’s minimum lot size requirements.

The aim of this report is to illustrate a detailed overview of the proposed development in relation to the characteristics of the site,
the local area and the applicable Local & State Government Planning Regulations. As such, this report addresses the Overlay
Codes of the Noosa Plan 2020.
