 COMMENTS               The subject property comprises a 51.51 Hectare parcel of heavily timbered low
                         lying flood prone land within 600 metres of the Boreen Point Village and Lake
                        Cootharaba in the Noosa Hinterland. In our opinion in the current market
                        conditions and having regard to limited recent recorded sales evidence of similar
                        size parcels of land and the subject topography we consider a range of
                        $400,000 to $450,000 indicative.
