File number: MCU14/0056

Postal address of Land: 125 Myall Street, Cooroy QLD 4563

Nature of Proposed Development: Mixed Use Development

Submitter: Julia Walkden

Postal address: 423 Old Ceylon Road, Cooroy QLD 4563

Date: 05 March 2015

Details of submission:

The proposed 'Mixed Use' will fundamentally alter the environment and amenity of the area, and is not consistent with the Noosa Plan (Cooroy & Lake MacDonald Locality Plan) requirement:

  1.  aa)  For the Rural Zone—rural land is protected and appropriately managed such that scenic and environmental values, the distinct rural amenity of the locality and agricultural productivity of the locality are preserved and are not adversely impacted upon as a consequence of development on or adjacent to that land;

Also, since the State Government may not allow signs advertising the service station and fast food outlet along the highway, this development may not be reasonably seen as the gateway to the town. Cooroy already has two service stations and several fast food outlets that adequately cater for local needs. The self storage and car wash facilities are more suited to the industrial estate.

The best use of this land would be a Cooroy Tourist Park and Gardens (built away from the highway, with noise reduction walls) and supporting convenience store. The Park could include a superbly designed garden/park with a unique natural children's playground (built from recycled materials), a BMX bike track, water play area and picnic facilities. The gardens could also include a Tea House that serves healthy snacks, sourced from local produce. On weekends, this would be the perfect spot for a Cooroy Farmers Market.

This would be genuine attraction, an inviting entrance to Cooroy that would benefit both visitors and the community.

Please take my comments into consideration when assessing this application.

Sincerely,

Julia Walkden
