All housing projects need to be fit for purpose, meet the needs of residents and compli
community.
This complex is located between two high volume arterial access streets leading intothe CBD of
Cooroy, and adjacent to multiple medical services.
This unit complex does not meet the needs of the residents
This complex as designed does not compliment the community. The limited entry and exit access
in such a busy location makes vehicle access difficult, pedestrian access to the township dangerous,
especially so for pedestrians with disability, anyone on a mobile scooter or wheelie walker.
I anticipate that future residents will be drawn from a mix of the following social cohorts:
¢ Persons living with a disability
¢ Aged persons unable to pay rising commercial rental costs
° Low income families
* Single parents
* People who are currently homeless and living in cars due to the lack of affordable
accommodation
¢ Women and children escaping domestic violence
I expect that there will be a mix of single, partnered and family households.
Street Parking
The design calls for 6 parallel parking spaces to be replaced by 8 angle parks
a) Given the proximity to multiple health services it is reasonable to hope that one of these be
reserved for persons with disability.
b) Parking in this precinct is already inadequate. It is unrealistic to expect that the additional car
parks will be available for the use of anyone living at the complex or visiting the complex
On Site Parking
19 Units and only 20 car parks This is totally inadequate given needs of people living in social
housing and the lack of on street parking available in this vicinity.
Many residents will be be engaged with support agencies that provide a variety if in the home
services such as - cleaning, exercise physiology, personal hygiene, mental health or social support.
Support workers will need to park onsite as the on street parking in this area is already
inadequate for current community need.
Delivery vehicles require easy access and parking within the complex.
¢ tis not unusual for people to have groceries home delivered.
¢ In these times it is not unusual for people to shop online and expect the goods to be
delivered to their home.
There ought to be a designated Ambulance parking space
a) given probability of complex needs of the resident population
b) given the majority of resident will have a car or motorbike or mobile scooter occupying there

personally allocated car space. Visitor Car Parking It is only natural that residents will have friends and family visit. Given that current street parking does not meet community need, the complex needs to provide adequate visitor parking in addition to adequate service provider parking. Open Space This complex does not provide open areas where residents may relax outside or where resident children can play There is a mix of single and dual bedroom units to meet the need of an guestimated minimum of 30 people. They cannot be expected to stay inside all the time. Bicycle Racks The design provides for 20 bikes. There are no bike paths in Cooroy. Unless its legal to ride on footpaths it is really dangerous to ride a bicycle in and around Cooroy given the prevailing traffic Entry and Exit access a) The single entry and exit point is located in a high traffic location with limit view. b) How will the pending changes to traffic flow at the junction of Elm and Myall streets impact the flow of traffic into Maple Street and the ability of residents, support workers, delivery trucks, trades and maintenance, and visitors to exit safely from the single exit-entry point. Waste Management Can the garbage trucks enter, manoeuvre and exit the site easily? Summary Even with the ever increasing population Cooroy has maintained a country town ambience. The gable roof design of this development fits with surrounding architecture. Traffic congestion is an issue that will plague residents. On any given day finding a car park in Cooroy is like winning the lotto. On weekdays parking in Maple Street Medical Precinct fills up around 7am and rarely clears before 4.30pm It is imperative that all parking requirements of residents, service providers and visitors be met onsite.I feel this complex has too many units and too little onsite parking and green space to meet the needs of the residents and the community. Increased population has already rendered existing infrastructure inadequate. The proliferation of unit developments in the township verifies anticipated continuing increases in population with an inherent demand for medical services. Therefore it is reasonable to expect that residential developments in this area will provide onsite parking to meet the needs of all its residents, support workers and visitors.
