Minor Change Background Information On the 8th of December 2022 Noosa Shire Council issued a Development Approval under reference MCU22/0082 and OPW22/0134 for Low Impact Industry and associated Operational Work. A Minor Change to this approval was granted on the 14th of April 2023 as the resulting height of the building with respect to the site levels exceeded the height limit imposed by the Assessment Manager (albeit remained below the height limit for the site through the Planning Scheme). Currently the development is finalizing construction documentation for commencement of site works in the near future. During this documentation stage it has been identified an easement boundary was not disclosed in the available survey information resulting in the building being built over the easement line. Further, the approved SPEL system for site water treatment was positioned over a water main. This has resulted in the requested changes detailed below in addition to a proposed new window northern wall of the building. Proposed Minor Change As stated above, further survey information revealed the approved building design was partly over an easement (Figure 1), thus a change has occurred to set the building back from this easement as depicted in the supplied Proposal Plans and per Figure 2 below. Figure 1 - Approved building position relative to access frontage of the site. Figure 2 - Proposed change for increased setback relative to easement BB. A second change relates to the approved SPEL system which was approved in the southern landscape area of the site. It was discovered this system was positioned over a water main which has resulted in a new location for a Bio-retention basin in the western landscape portion of the site as per Figure 3.

A third change is proposed which affects the North-East elevation to include additional windows for natural light and ventilation into the
tenancy. These changes are best reflected in the comparison image below in Figure 4.

It has been determined that no condition changes are needed to the Decision Notice. However, the following plans changes are required.
