2        EXISTING SITE
2.1      Existing Site Features
         The subject site is currently occupied by Noosa Civic shopping centre.

            The development is bound by:

             Hofmann Drive to the south;

             Noosa Civic Snooping Centre to the north; and

             Undeveloped land to the east and west following the RAL application approved by P & E
              Court Order No. 765 of 2020.

         The subject site is completely pervious and generally slopes from the north to the south at a grade
         of approximately 1.5%. Existing earthworks batters are located to the on the north and south
         boundaries, creating a low on the site and resulting in stormwater leaving the site via overland flow
         across the east boundary. The existing site features can be seen in Figure 2.

         The existing contours, surface levels and the location of the existing infrastructure are identified on
         the survey plan attached in Appendix A of this report.
