Council’s Reference: MCU14/0084 Our Reference: 01550 L05 NG Our Contact: Nadine Gorton th 30 September 2015 Chief Executive Officer Noosa Council P.O. Box 141 TEWANTIN QLD 4565 Attention: Planning and Development Section Confidential Email Transmission: [email protected] and [email protected] Original in Post: No Dear Sir RE: GENERALLY IN ACCORDANCE REQUEST____________________________________________ Request for Assessment of Plans - Generally in Accordance with a Development Permit for a Detached House situated at 71 Seaview Terrace, Sunshine Beach described as Lot 1 on RP197117: MCU14/0084 th I refer to the above Development Permit MCU14/0084 for a dwelling approved by Council on 12 March 2015 and submit amended plans for Council consideration as ‘Generally in Accordance’ with the approved plans. The proposed changes to the plan include modifications to all levels of the building that have been the result of refining the overall design of the building. The general configuration of the rooms has not changed however the overall dimensions have altered. The revised plans also result in modification of the roof form of the western portion of the building to enable the provision of solar panels for the building. The approved curved and landscaped roof is to be replaced with a flat roof to accommodate solar panels. These solar panels are orientated north to the National Park to maximise solar collection and will be located at a low angle and surrounded by an upper level solid wall approximately 600mm high to minimize impacts. In support of the request I submit: • The detached house is generally located in the same location as that approved under MCU14/0084. Please refer to drawing NRA- 81269-DD-0110 Rev E which provides a comparison of the approved building outline to the amended layout. • The amended plans indicate all structures located within the Rural Settlement zone. • The amended plans comply with scheme requirements in relation to height. • Engineering solutions approved for the site are still relevant to the revised plans. • Additional sustainable components have been added to the building by means of improved water management and the introduction of solar power. • The solar panels will not be visible to the beach front with the modified roof form and overall building design integrating with the surrounding area. It is noted that the proposed green roof still extends over the majority of the building. • The solar panels are well below the stipulated 8 metre height limit. • The solar panels do not require planning or building approval. The revised plans are therefore considered to be generally in accordance with the approval. Please contact our Sunshine Coast office if you require any further information or clarification.
