Subject: 3 and 7 Serenity Close, Noosa Heads - Application No. 132008.176.05 Resort From: Paul Blundell Date: 2023-08-16T23:44:33+00:00 To: Mailbox Council Mail You don't often get email from [email protected]. Dear Noosa Council, I support the above application (No. 132008.176.05) for the following reasons. After reading the application online, I understand that this is a request to change the current approval for a resort on this land. The Noosa Plan 2020 says the land can be used for tourism, like a Resort. It's good that this will be a 5-star resort, something Noosa doesn't have. It's needed for fewer guests who spend more money. The design for the resort, is different but when looking at what currently exists in the surrounding street it fits with the streetscape and built form that is there. The buildings are separated, the setbacks to Serenity Close look great and means existing vegetation can be retained. The use of different building materials looks great, as everything has a different element, whether it’s the render, the timber battening, or the shades over the open walkways, all of this make the design interesting and offer something Noosa doesn’t have. Access is always challenging, but this locality has always been proposed for development. Unsure if Council has any forward planning on how access may be better, at least the application proposes a big carpark, so all guests are able to park onsite and not on the streets. Added to this is: * The Contribution to local economy during construction and then operation (up to 300 – 350 staff), local purchasing, flow on leak expenditure within other precincts. * The Economic modelling would suggest a flow on expenditure outside the resort complex into other area of Noosa of $150 / day per person. * Alignment with Noosa’s tourism brand and providing a product currently missing within the accommodation mix. * A tourism offering that rethinks how it engages with its customers and the community through meeting expectations in a regenerative manner. * The Ease of access through pedestrian links to Noosa Junction to existing tourist retail and hospitality offerings Considering planning principles it ticks the box for good use of the land, provides many economic opportunities, clearing and vegetation is retained better than existing approval, and there are opportunities for the community to use onsite facilities within the hospitality or for functions and conferences. This change application is better than the current approval and I ask Council to approve it. Paul Blundell 6 Hovea Place, Tewantin QLD 4565 [cid:[email protected]]
