[OCR of page images] Property Projects Australia Applicant’s Response The amended architectural plans at Attachment B maintain two (2) separate driveway crossovers, the width of each driveway crossover has been reduced from 3.600m excluding apron tapers to 3.000m excluding apron tapers. The space between the two (2) separate driveway crossovers has been increased to 6.210m being sufficient for a vehicle to park on street resulting in no net loss of on street car parking. The provision of two (2) separate driveway crossovers and a minimum 6.0m front / eastern boundary setback allows for one (1) additional vehicle per dwelling unit to park between the garage and front / eastern boundary. The proposed development results in no net loss of on street car parking and provides onsite parking for two (2) additional vehicles between the garage and front / eastern boundary alleviating on street parking reliance. The traffic impact statement at Attachment E, which has been endorsed by a Registered Professional Engineer Queensland (RPEQ), demonstrates that two (2) separate driveway crossovers are suitable from a traffic perspective. In demonstrating the proposed development complies with relevant specific outcomes and probable solutions of the Eastern Beaches Locality, the Driveways and Car Parking Code and the Transport, Roads and Drainage Code we note: ® vehicles can enter and exit the proposed development in a typical forward in, reverse out manoeuvre; m@ the proposed development is not required to provide a forward in, forward out manoeuvre under the Australian Standard or Driveways and Parking Code; @ the swept paths clearly demonstrate that vehicles can enter and exit the proposed development with the appropriate clearance to any obstructions; @ there is a clear precedence of multiple housing within the street and immediate area providing multiple driveway crossovers without impacting on safety or operations; m@ the proposed development results in a generation rate of 0.85 trips per dwelling unit during weekday peak hours; @ the typical generation rate for the street is comprised of under 50 dwelling units and under 1,000 vehicles per day; and @ the proposed development will not impact on the safety, functionally or capacity of the street.
