4.    CONCLUSION & REASONS FOR DECISION
It is concluded that the amended plans provided by the applicant have addressed the
overlooking/privacy concerns previously raised around the rooftop terrace for all neighbouring
properties. The proposed setbacks of the roof terrace in combination with a privacy screen will
ensure neighbours privacy is not adversely impacted by the proposed rooftop terrace.
However, the proposal needs to also achieve the built form outcomes within the Noosa Plan. In
this regard, the built form and proposed setback variations of the rooftop terrace are not consistent
with the character of the streetscape and will visually dominate the street and the surrounding area.
It is therefore recommended that the representations be refused.
