EXECUTIVE SUMMARY
Not applicable.

RECOMMENDATION
That Council note the report by the by the Property Officer, Property and Facilities to the General
Committee Meeting dated 11 January 2016 and:
A.                       Approve the new lease agreement to Teewah Power Co. Pty Ltd, trading as Sunrise Beach
                         Medical Centre for Shop 1, Sunrise Neighbourhood Shopping Centre for 5 years
                         commencing 1 May 2016 (with a 5 year option);
B.                       Approve the new lease agreement to Sunrise Healthcare Pty Ltd for Shop 2, Sunrise
                         Neighbourhood Shopping Centre for 5 years commencing 1 May 2016 (with a 5 year option);
                         and
C.                       Apply the exception to the requirement for tendering of these leases under section 236 (1)
                         (c) (iii) of the Local Government Regulation 2012 as the lease renewals are to existing
                         tenants.



REPORT
This purpose of this report is to seek Council approval for new lease agreements at the Sunrise
Neighbourhood Shops for two existing lessees which include:
 Shop 1 – Medical Centre; and
 Shop 2 – Pharmacy.

Both lessees requested consideration be given for a new lease without the requirement for a public
tender process.

The Sunrise Neighbourhood Shopping Centre, at 2 Grasstree Crt, Sunrise Beach, was constructed
on Council freehold land by the Noosa Council in approximately 1996 as Council identified a market
gap in the Sunrise Beach area with respect to local shopping facilities.

The 8 shops in total provide a rentable area of 927m2 and have enjoyed close to 100% occupancy
since construction.
