PLANNING REPORT RE 53 & 55 HILTON TERRACE, TEWANTIN DUPLEX TOWNHOUSES PROJECT
Please refer to Noosa Council Pre-lodgement Notes 8.10.19
No’s 1-9 (Tara Norley)
Allowable population density
Number of bedrooms proposed on No’s 53 & 55 have been reduced from 12 to a total of 10 to satisfy allowable density level

Site cover requirement
Site cover has been reduced to comply, below the maximum level allowed

Plot ratio requirement
GFA has been reduced to comply with the planning scheme requirement

Rear setbacks
These dimensions have been increased & adjusted in line with discussions with senior town planning personnel at council, in particular to consider the amenity of all three neighbouring properties

Roof pitch & eaves requirement (Tewantin locality)
Both of these aspects have been adjusted to suit these planning requirements:
Roof pitch for the main building is now 7 degrees
Roof pitch for the garage structure is now 6 degrees
All eaves overhangs have reduced to 600mm on plan

Landscaping
Soft Landscaping areas & dimensions have increased, again in line with discussion with senior town planning personnel

Private open space
Private space for each unit exceeds the requirements, at the request of the owner

Fencing
Front fencing, pool fencing & landscape limitations have been discussed with council & adjusted accordingly to comply

Building outside boundary
A slight projection of our four entry gate roofs has been eliminated to comply

No’s. 1-5 (Mark Lewis)
Shared access for vehicles
This access, as initially shown to council is acceptable in principle to council as per M.L note
The terms shown in this note are acceptable to my client, particularly the M. L’s suggestion of reciprocal access easements

Stormwater pit in footpath
We request M.L’s opinion on this pit given that planned improvements to Hilton Terrace itself appear to be underway now
Filling the site
The adjacent site No.57 has been filled according to its own development approval
We have shown our fill level to match this neighbouring site given that the roadway & our site are both reasonably level with No. 57, as are the rear neighbouring properties

Stormwater Management Plan
We agree to have same prepared when required

Surveyor
We are consulting with a registered Cadastral Surveyor at the moment
