The following overlays are also applicable to the site and a comment is provides against each:

 Agricultural Land Conservation Overlay
                                                  The subject site and surrounding land is located within a
                                                  Agricultural Land Conservation Area under the Agricultural
                                                  Land Conservation Overlay Code.

                                                  An assessment against the relevant outcomes has been
                                                  provided under the Rural Zone Code.




6. Conclusion
This report has identified that the proposed development complies with the relevant benchmarks contained
within the Noosa Plan 2020 and does not raise any significant issues that cannot be addressed by reasonable
and relevant conditions on the following basis:
    + the proposed Caretaker’s Accommodation is associated with a non-residential farming activity
         occurring on the site and will be ancillary to the farming use;
    + the site has an area of 27.361ha, exceeding the requirement of 20ha for Caretaker’s accommodation
         in the Rural Zone;
    + the building provides sufficient separation to the boundaries (minimum of 145m) so as to ensure that
         that it will not impact on farming activities being undertaken on adjoining properties;
    + the proposed building is of a scale and nature that is compatible and sympathetic to its rural setting,
         being within a circa 1911 re-located Queenslander.
    + the proposed caretaker’s accommodation will provide a high level of residential amenity for its future
         occupants, which will include a large wrapping verandah for outdoor living puroposes.
