Submission objecting to MCU 16/0153 & REC16/0041
At 215-219 David Low Way, Peregian Beach
Dear Mr Murphy
I am a permanent resident at Marcus Beach. Peregian Beach is my local centre for a
range of services and I highly value its style and character.
I am writing to object strongly to this Development Application (DA) that proposes to
build a high density residential estate in a site zoned Open Space Recreation. The
Noosa Plan 2006 makes it very clear that the intention for this site is a caravan park
with other visitor accommodation.
The DA proposes only a small percentage of the dwellings will provide visitor
accommodation.
The site previously included an area abutting David Low Way that was zoned Semi-
Attached Housing, however as this area is now part of the IGA car park no part of
the remaining site carries that zoning.
However Council, misguidedly in my view, advised the developer to consider making
their proposed dwellings “compatible to …..Eastern Beaches Locality Semi- Attached
Housing Zone…..”
However the DA also does not comply with that zoning.
In essence the development is too dense and is totally innappropriate in that site. It
is not consistent with the character of Peregian Beach. It is largely a intensive
housing estate for permanent residents that might be better located in a city not a
beachside suburb of low profile low density character.
The density of the proposed housing will also have a very significant impact on traffic
on David Low Way, particularly as residents utilize the pedestrian crossing to access
the commercial centre on the eastern side of David Low Way. Traffic congestion is
already a significant issue and a development of this style will exacerbate that.
