amenity of the area or sensitive land uses; and
(f) any impact on shared vehicular access or parking. The main dwelling is occupied by one of the owners as
her principal place of residence and will be retained for
permanent residential occupation. Short-term
accommodation will be confined to the existing 46.5m²
small dwelling, ensuring that visitor accommodation
remains clearly secondary to the primary residential use
of the land in both scale and function.
The proposal will not adversely affect the privacy or
amenity of adjoining properties. The small dwelling is
located on a large rural holding with substantial
separation distances to surrounding properties. No new
building work or external changes are proposed.
The use will therefore continue to operate within the
site’s existing built form and established rural setting.
The proposal will also not result in any unreasonable
increase in noise, traffic, waste or access impacts.
Importantly, the application does not expand visitor
accommodation on the land. Rather, it reduces the
scale of the approved short-term accommodation by
relocating that use from the existing five-bedroom main
dwelling to the much smaller one-bedroom small
dwelling.
