Details of submission
We are residents of Robert Street where the application land is situated, and also On-Site Resident
Managers at Coral Beach Resort, also located in Robert Street. We are submitting this submission as
residents living on Robert Street, within 100m of the applicant property.
Summary of our submission
Without any mechanism to effectively supervise and manage guests staying at 3 Robert Street, we DO
NOT SUPPORT this application.
Current residential environment in Robert Street
Robert Street is a mixture of residential properties and three holiday resorts, Coral Beach Resort, Sunset
Cove and Como. All, three resorts are well managed by professional Resident Managers, and there is a
good relationship between the residents and holiday resorts. All resorts have a ‘No Party’ policy and there
is rarely any noise or disturbance from any of them. When there has been a disturbance, these have been
dealt with swiftly and promptly by the manager. The on-site managers take care of all waste management
issues within their resorts and make sure that there is no waste build up on Robert Street. These managers
also go out of their way to manage the nature strips and keep Robert Street looking well maintained, clean
and tidy. All resorts provide adequate on-site parking, with a small amount of overflow parking on Robert
Street during peak times.
Many of the guests at all three resorts are repeat guests and make Robert Street their home-away-from-
home when they are in Noosa. Overall, Robert Street feels more like a quiet residential street than a
holiday strip, and I think all residents and holiday makers alike, would like this little gem of Noosaville kept
that way.

3 Robert Street
3 Robert Street is a large property that has been designed so that all the main entertaining areas, including
a swimming pool, front onto Robert Street. The neighbouring property (No. 5) is of a similar design. When
the neighbouring property has had social gathering in the past, they have disturbed the whole street.
Fortunately, 5 Robert Street is owner occupied and the social gatherings have been limited to a few times a
year. We are concerned that if 3 Robert Street is approved for short term accommodation the risk would
be that the social gatherings would be every weekend and during busy holiday periods. Because of the
design of the property with the main entertaining areas fronting onto Robert Street, this has the potential
to completely destroy the residential amenity of the street.
Our submission
Whilst, in principle, we support the ability of all properties to be able to undertake Short-Term letting, we
cannot support this application as there are currently no mechanisms in place to ensure the behaviour of
the guests is supervised and managed effectively to minimise any impact on residential amenity.
We welcome the impending introduction of the Short-Term Letting local laws, which we believe will go a
long way to addressing some of our concerns. However, we do not think this approval should be given
before the local laws have been implemented and their effectiveness proven.
Without effective Local laws, there is no mechanism to ensure Robert Street remains a quiet place to live
and holiday, and nothing to ensure there are severe consequences for the owners if they are unable to
supervise and manage the behaviour of their guests at all times.
