1.0 Introduction:
Biowater Designs Pty Ltd, in accordance with AS/NZS1547-2012 ( Domestic Wastewater Management ) and the
Queensland Plumbing & Wastewater code (QPW) 2019 Version 1, was commissioned to undertake a Site & Soil
Evaluation in the Noosa Council at 64 Pheasant Lane, Doonan.
The results form the basis of our recommendations for on site wastewater disposal.
Original site investigation and field work was performed on Tuesday 17th September 2020 after a period of wet weather.
The investigation was undertaken to determine the soil profile and Long Term Acceptance Rate (LTAR) of the site in
order to accommodate a proposed new 4 bedroom dwelling.
NOTE: This evaluation was undertaken at the owner’s request after considerable discussion regarding environmental
issues of this site and preferred design of the Land Application Area.
.
2.0 Site Description:
2.1 Existing Buildings: None
2.2 Site Factors:
The site is an acreage allotment the area is 4000.37m2.
The proposed Land Application Area is moderately sloping (6%) to the North
The proposed Land Application Area will have good exposure to sun and wind following the planned removal of trees.
Erosion, mass movement or land slip was not observed on this site. Rock outcrops are not evident on this site.
Vegetation on this site currently consists of small to large trees.
There are no dams or bores on this site or adjoining properties within the required setbacks of the proposed Advanced
Enviro-Septic Bed.
There is a small creek / intermittent waterway downhill of the proposed AES Bed. Setback requirements under the
Queensland Plumbing and Wastewater Code for Advanced Secondary Effluent are obtainable.
Ground water was not encountered on this site during our investigation to a depth of 2000mm.
There is no evidence of fill in the proposed Land Application Area.
Rain water will transverse this site from adjoining properties during heavy rains.
Concentrated run-off from this property will transverse adjoining properties during heavy rains.
Soils were moist and there is no evidence of soil surface cracking in the LAA. No evidence of compaction or seepage
areas. Salinity is not evident.
3.0 Soil Investigation:
3.1 Drainage Pattern: Linear Planar
3.2 Method:
Soil Testing for the site was conducted by Global Testing on 8th July 2020 to a depth of 2000mm.
The soils were visual one textually classified in accordance with Table E1 AS/NZS 1547:2012. The soils were
predominately grey - brown in colour. Weakly structured Silty Sand - Clayey Sand - Sandy Clay.
Slight coherence; forms a fragile cast that just bears handling; gives a very short
5mm ribbon that breaks easily; discolours the fingers. Category 2 adopted.
The Site Classification was also conducted by Global Testing and indicate class “P” due to dense growth of trees. See page 11.
Articulation Joints are to be designed by a suitable qualified person.

4.0 Recommendations:
4.1 Treatment Facility:
The on-site treatment facility to service the new dwelling is to be an Advanced Enviro-Septic System (AES). This
system has a Chief Executive Approval # 14/2014 for Advanced Secondary Effluent. The Person Equivalent (PE) for
this system is to be no less than 6.
A new min 4450lt septic tank is to be installed to service the new dwelling and must comply with AS/NZS:1546.
All wastewater from the new dwelling is to be directed to the new septic tank then to the AES bed.
The Land Application Area is to be an Advanced Enviro-Septic Infiltration Bed of 29.6m2.
5.0 Design Calculation
The serviceable life of the Land Application Area will be compromised if the design flow is exceeded. Any
proposed changes to the position of the Land Application Area, System Type or House Design will require a
reassessment of this site. For our calculations we have assessed the design flow as follows:
Design Calculation
DLR (mm/d) (secondary quality effluent) 50
Hydraulic load (lt/day/person) Tank Water / 4 bedrooms 120
Design Flow Q (lt/day) PE: 6 720
Design sizing calculation L = Q /(DLRxW)
= (720 / 50)
Disposal area A+B (square metres) AS/NZS1547:2012 + downhill loading 26.6m2
Nominated Configuration (metres) AES System Design Calculations = 12.6 x 2.35m (L xW) 29.6m2

5.1 AES Infiltration Bed Design. Advanced Enviro-Septic System
The AES Bed Design is to be a gravity fed, below ground system. See system design drawings page 6.
The total bed base required is 29.6m2 (12.6m x 2.35m). Bed is to be installed as shown on the site plan. See drawings page 6 for
bed profile. A minimum 4m setback is required to any tree.
Coarse washed sand will be referred to as “system sand” and must meet the specifications of the system manufacturer.
System sand will need to be placed around AES pipework and for the infiltration area as shown on the attached drawings.
System pipe bed dimensions (Area A) are 12.6m x 1.35m and a total minimum sand depth of 750mm. 300mm of course washed
sand is to be spread to form a base and 2 rows of 4 lengths of AES pipes installed as per the attached drawings.
A further infiltration area 12.6m2 (12.6m x 1m) (Area B) is to be constructed around and below the pipe bed as per the site
drawings and a minimum of 150mm system sand to be spread over the entire infiltration area.
Pipes are to be covered by a minimum of 150mm of system sand. A further 150mm of site soil is to be mounded over the sand to
prevent surface water entering the bed. After all settlement the AES Bed is to have a minimum 150mm cover of site soil.
Beds are to be constructed in accordance with the AES Design and Installation Manual and all plumbing works in accordance with
the QPW code. All site work is to be carried out by a licenced plumber and all AES horizontal pipes layed with the aid of a laser
or dumpy level to ensure absolute compliance with the manufacturers installation guidelines. This is critical for correct operation.
Oxygen Demand Vents are to be installed as per the AES Design & Installation Manual. The high vent (100mm - on the house)
must be a minimum of 3m higher than the AES low vent and provide unrestricted air flow through the entire system. (See attached
drawing for illustrations.)
Two Inspection Ports are to be installed, one in the centre of the pipe bed and another at the furthest point from the influent to AES
Pipes. See Installation Instructions Appendix A - page 9.
Care must be exercised to prevent machinery access on the AES bed during and after construction.

From this classification, a footing system can be recommended for the structure so as to allow adequate performance of the footings under the soil conditions determined at the site. Trees: This allotment has a dense growth of large sized trees on & adjacent to the proposed site, Global Testing recommends an experienced arborist be commissioned to quantify the existing size, location, predicted maximum height and type of these trees to aid in the design process. It is the responsibility of the designing engineer to apply the principals of AS2870-2011 Appendix H "Guide to Design of Footings for Trees". The classification herein excludes the effect of trees on the site. 2.
