Planning a way forward for the Hinterland and Rural Areas
Outcome: The environmental values of the Noosa Hinterland are preserved into the future.
Protect committed open space in a conservation zone.
Allow land owners to nominate their property for inclusion in an environmental management zone.
T
Use mapping overlays in the plan to protect biodiversity values, corridors, waterways and riparian zones over public and private land.
F
Outcome: Natural Resources are effectively managed and protected long term.
A
Through the application of mapping overlays protect good quality agricultural land from development that would fragment it or alienate it from agricultural pursuits.
Protect the catchments of drinking water from development that would pollute or diminish supply.
R
Identify key resource areas that can be sustainably extracted for local construction industries.
D
Outcome: The settlement pattern of the Noosa Hinterland remains largely unchanged
Maintain current minimum lot sizes outside of the Urban Footprint so as to prevent further fragmentation of the hinterland.
Outcome: Appropriate Rural Enterprises are facilitated through the scheme.
Within the Rural Zone reduce regulation of agriculture and require development assessment only by exception where the scale or intensity of use dictates.
Review development parameters such as setbacks and livestock rates for agricultural uses adjoining rural living areas.
Allow for suitable agri-related activities in the rural zone e.g. packing sheds, rural vehicle servicing, host farms, farm-gate sales, commercial kitchens and cooking
schools.
Reconsider where approval is required for agricultural uses and complementary activities.
Allow for small scale visitor accommodation with minimal regulation however subject to public notification and assessment of impacts allow for health retreats and
nature-based lodges that might accommodate up to 30 people.
Optimise opportunities for activities associated with the Noosa Trail Network access.
Apply a rural residential zone on acreage lots where rural living is the preferred dominant use – allow only discrete rural enterprises with no external impacts.
