6.0 CONCLUSIONS & RECOMMENDATIONS
An integrated water management approach has been used to assess the site’s stormwater
requirements and water management needs. In summary:
The proposed reconfiguration at 2 Pearsons Road from one (1) lot into eighteen (18) lots
plus the balance park lot, can be treated by a stormwater treatment train consisting of:
o One Bioretention Basin (BioBasin 1)
This proposed stormwater treatment train achieves the current best practice load based
reduction targets as prescribed in State Planning Policy 2017 (Appendix 2: Table B)
The new lots have sufficient flood free areas to build residential infrastructure in
accordance with Council’s requirements.
The increased flood storage achieved with the measures:
o Detention volume in the BioBasin, and
o 47m3 EcoAID underground storage facility.
The riparian re-vegetation and minor filling in flood plain will be offset by compensatory
earthworks to the proposed park. Other impacts from possible increase in vegetation
density are not adjacent to freehold land, and freehold land is elevated well above flood
levels.
