5. ADVICE & INFORMATION

Lisa Pienaar, Development Planner - Comments
1. Ancillary Dwelling unit – The definition specifies that it should be associated with a non-
residential use (eg. agricultural, industrial for an employee) and where there is no other
dwelling unit on premises. The use is an inconsistent use and impact assessable with
Noosa Plan in the Rural Settlement zone.
2. Secondary dwelling – an application is required if more than 1 bedroom, over 45m2 or
65m2 (wheel chair accessible) in size and more than 25 metres away from the main
dwelling. The draft Planning Scheme allows for 2 bedrooms and maximum 65m 2 (no
distance away from main dwelling provision). It is to be part of the 1 household (ie.
        occupants of main dwelling).
3. Total floor area (all dwellings) to not exceed 500m2 as specified in the Detached House
        Code.
4. Consider how effluent disposal is dealt with on site. Will each dwelling have an individual
system or one system? Consider the type of effluent disposal system required given the
        high water table.
4. Elevations of building fronting river are to be designed to provide vertical and horizontal
articulation at maximum intervals of 3m, visually blend with the environment and have a
minimum 5 degree roof pitch. Any earthworks should be kept to a minimum.
6. Flood search recommended – floor levels generally 300mm above flood level. No slab
        on ground construction is recommended.
7. Consider fire-fighting water storage (5000L min).

Conor Neville, Ecologist - Comments
1. It is understood the proposal does not include clearing vegetation at this stage.
2. An assessment of the proposal against the provisions of the Biodiversity Overlay code
is required, in particular Outcome 4 and Outcome 5.
3. Natural Hazard Overlay - Bushfire applies to the site. A Bushfire appraisal should
accompany any application which proposes a new use and include any
        recommendations regarding vegetation management.
6. INFRASTRUCTURE CHARGES

A request for written advice for an Infrastructure Charges Contribution Estimate relevant to
your proposal may be obtained for a fee.
7. FURTHER ADVICE TO BE SOUGHT

You are advised to contact any relevant Queensland Government Agencies for their specific
requirements in respect of your proposal.
Yours faithfully,

Lisa Pienaar
Development Planner
