Service Station and Convenience Retail Assessment
175 Eumundi Noosa Road, Noosaville
4.0 Conclusions
The Proposed Development will meet a growing shortage of service station fuel supply in Noosaville and the
wider Noosa urban area. The Subject Site is strategically located to meet fuel needs of both local residents
and businesses as well as visitors to the area.
The associated convenience retail floor space will represent a net reduction of retail expenditure captured by
the Subject Site. There is currently approximately 350sqm of informal retail floor space on the Subject Site
capturing a total of 2.71% of locally retained retail expenditure in the Noosaville SA2. In comparison, the
Proposed Development will only capture 1.73% of expenditure.
As such, this Proposed Development will have no impact on the retail sustainability of existing formal retailers
within the Noosaville SA2 and will in fact see an increase in the amount of expenditure available to these
retailers in the short term.
