boundary setbacks front, side & rear, detached house code S16.14 (a) ii and S16.1
(b) roof pitch & eaves overhang & S16.2 roof top terrace.
2. The proposal is for a reduced setback to the front boundary to the upper level pool
& terrace overhang, the dwelling wall is proposed to be setback further than the
required 6m.
3. The dwelling side boundary setbacks are proposed to be encroached by upper level
planter boxes.
4. The proposed dwelling has roof pitch of 3 degrees which is less than the required 5
degrees.
5. Proposed roof top terrace to a portion of the roof area.
Proposal:
6. Setbacks:
The front setback to the upper level will achieve the planning scheme performance
requirement and maintain the visual continuity via the use of planter boxes and pool
edge location providing visual aesthetic of space from the road view.
The side setback to upper level will achieve the planning scheme performance
requirement and maintain the visual continuity via the use of planter boxes with
adequate amenities and privacy separation to the neighbouring property.
Rear setback are sufficient t achieve the performance assessment of the code with a
proposed setback of 4m to the rear boundary from the dwelling wall.
7. Roof pitch:
The proposed roof pitch is to be 30 as opposed to the required 50. By virtue of the
overall design of the building, to provide a minimum roof pitch of 50 would not
change the overall appearance of the dwelling when viewed from all elevations.
8. Overhang:
The proposed design concept limits the amount of eave overhang which is a modern
design concept in keeping with current progressive trends. Protection form the
elements is to be alternatively achieved via screens to windows on external walls
9. Roof top terrace:
Proposed roof top terrace is to be located to the rear of the dwelling and is to be
restricted form access to the edge of the building via balustrading that is to be located
back from the perimeter, limiting possible overlooking sightlines to adjoining
properties.
Conclusion:
10. The remainder of the proposed dwelling is generally compliant with the detached
house code.
11. We believe the performance requirements of the planning scheme will be achieved
and Preserve and maintain the visual continuity and pattern of buildings and
landscape elements within the street, by virtue of the overall design of the building
which is achieving a high level of quality design.
12. Provide adequate amenity for users of the premises as well as preserve the visual and
acoustic privacy of adjoining and nearby land uses.
13. The overall design has been carefully chosen to be progressive and a modern style to
achieve an extremely aesthetically pleasing built form.
