RE:LODGEMENT OF DEVELOPMENT APPLICATION AND REQUEST FOR CONCURRENCE AGENCY
RESPONSE
Application for a Material Change of Use for a Detached house and Request for Siting, Height
and Site Cover Variation for Premises Located at 38 Park Crescent, Sunshine Beach and
Described as Lot 598 on RP48112

Martoo Consulting has been engaged by John and Ngaio Jamieson, as applicants for the above
proposal to seek Noosa Council comments as a concurrence agency for a development proposal for
a new dwelling at Sunshine Beach. This application seeks approval for a Detached house in a
Coastal Management District and well as a siting variation for the location of the carport and
relaxation of height and site cover provisions for a new dwelling at the site at Park Crescent,
Sunshine Beach.

This letter details the proposal and provides an assessment of the development against the relevant
code provisions contained within the 2006 Noosa Plan.


1. THE SUBJECT SITE
The subject site is a rectangular shaped lot located on the eastern side of Park Crescent, Sunshine
Beach. The site slopes steeply down from the Park Road frontage to the rear boundary and is
currently vacant after the original dwelling was demolished.

The site is bounded by to the north, east and south by residential dwellings with unit development
located on the western side of Park Crescent. The map and aerial below illustrates the site location
and existing conditions.
