2.2. Surrounding Land Uses
Existing development across Ferrells Road to the west is predominantly detached housing.
The Cooroy Village retirement estate also fronts Ferrells Road to the northwest. Cooroy Golf
course and 2 rural allotments are to the east of the site across Myall Street, with further rural
and rural residential blocks further afield to the east and southeast. Land across the
highway to the west and southwest is generally rural residential or rural. The State
Government industrial development, Nandroya Estate, is on the opposite side of the highway
to the south of the site and is accessed off Holts Road. A number of existing lawful non-
conforming uses are located within the surrounding rural zoned lands, including uses such
as a motor vehicle wrecker, transport yards, a telecommunication tower, an RV stop and
small goods producer.
2.3. Background
No previous development applications have been lodged over the site but there is relevant
history relating to Local and State Government planning controls. In response to
submissions by the previous owner to the Sunshine Coast Council on the drafting of the new
Sunshine Coast Planning Scheme, the site was identified for a tourist facility in its draft
planning scheme. Following council deamalgamation, the Noosa LGA portions of that
scheme did not proceed and The Noosa Plan continues to identify the site within the rural
zone.
