GENERAL COMMITTEE MEETING AGENDA 28 APRIL 2014 Prior to the termination of the lease in 2013, Council’s annual revenue for the site was in excess of $112,000 per annum (excl GST). It is proposed to test the market via an EOI to seek proposals for a new commercial lease on the site. All applicants must submit a value for the lease of the site for their proposed use. Council may then if required, call for an open tender. Section 228 of the Local Government Regulation 2012, requires a Council Resolution to invite Expressions of Interest. It is proposed that an EOI Panel will assess the prospective offers utilising the following criteria: 1. Suitability of the proposed use at the site; 2. Community benefit and fit; 3. Sustainability; 4. Nature of the project; and 5. Proposed lease revenue. The adjoining land is owned and occupied by Energex. Energex recently approached Council with a proposal to purchase 4 Jarrah Street Cooroy, which has not been accepted, due to Council’s requirement to retain the land for potential strategic storage needs. Previous Council Consideration Nil. Finance & Risk Council currently incurs costs to maintain the vacant site. Should the site remain vacant Council be required to offset the maintenance costs via general rates.
