The information requested is set out below:
Issue
Council has concerns with how the service connections will be provided to the lots. It is expected that Lot 201 will utilise the existing connections (in accordance with the service authorities’ requirements) but it is unclear how Lots 401 and 402 will be connected to urban services.
Information Required
Provided additional detail on how Lots 201, 401 and 402 will be connected to the urban services (water, sewer, electricity and telecommunications).
Issue
No detail has been provided to demonstrate how stormwater runoff from the lots will be collected, conveyed and discharged.
Information Required
Provide detail on how stormwater runoff from the lots will be collected, conveyed and discharged. The detail and plans must be prepared by a Registered Professional Engineer of Queensland (RPEQ) and indicate any necessary easements.
Issue
Council has concerns with the functionality of the proposed access and access easement for Lots 401 and 402. The access easement is lengthy (approximately 60m) and has a bend which impedes sight lines.
Information Required
Indicate if the proposed vehicle access to Lot 401 will be from the access driveway.
Given the length and shape of the access driveway Council considers that vehicles must be able to travel in a forward gear. In this regard provide an indicative house design for Lot 402 that includes a manoeuvring area for a B99 vehicle within the lot.
Provide a preliminary engineering design of the access driveway. The design must be prepared by a Registered Professional Engineer of Queensland (RPEQ) and:
extend from the existing formation in Hay Street to the common boundary of Lots 401 and 402, and
include any necessary passing opportunities at the entrance to the site or along the access driveway.
Issue
The submitted material does not provide any detail on existing improvements within Lot 201 that need to be relocated/removed due to the new boundary alignment.
Information Required
Provide detail on any existing improvements/services in the relevant part of the site and include setback distances to any structures to be retained.
