further advice
You are advised that:
The response to the information request has not addressed the items adequately as outlined in the Information Request dated 1 September 2022. This Further Advice letter is the final advice Council Officers will be asking for the proposal to comply with the Noosa Plan. If not addressed adequately through this process, the proposal may not be supported.
Issue - GFA
The proposal still does not comply with gross floor area as per Noosa Plan.
Advice Required
Provide amended plans that ensure the proposal complies with the maximum gross floor area of 0.4:1 (211.38m2).
Issue - Design
The Safari St façade of the building does not comply with the design requirements in Noosa Plan.
Advice Required
Provide amended plans that comply with the design requirements.

Issue – Sustainable Building Code
The submitted Stormwater Management Plan does not comply with Council’s Sustainable Building Design Code.
Information Required
Provide sufficient detail to demonstrate that the development achieves compliance with The Noosa Plan 2020 – Sustainable Building Design Code. The detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
a minimum 3,000 litre rain water storage tank (per dwelling) for non-portable purposes.

Issue – Footpath
The submitted documentation does not indicate that a footpath will be constructed along the Delorme Street frontage as part of the proposed works as required under The Noosa Plan 2020, PSP6 – Engineering Design Standards, Table SC6.7.2. and as discussed with applicant’s Engineer.
Information Required
Provide an amended plan that demonstrates a 1.5m wide footpath will be constructed along the Delorme Street frontage of the subject site. The amended plan must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland).

Issue – Driveway 2
Engineering is concerned the proposed alignment of ‘garage 2 driveway alignment’ may result in the creation of traffic hazards as vehicles reverse from the driveway onto Delorme Street. Engineering acknowledge the location of the crossover is beyond the minimum 6.0 metres from the tangent point. However, Engineering is concerned that a vehicles turning left into Delorme Street from Safari Street and vehicles travelling south on Delorme Street have insufficient sight distance to react and avoid a collision with a vehicle reversing out onto Delorme Street.
Information Required
Provide additional detail demonstrating that the proposed alignment of ‘garage driveway 2’ will not create potential traffic hazards for all road users. The additional detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
a turning path plan for vehicles reversing out of ‘garage driveway 2’ onto Delorme Street; and
a traffic assessment demonstrating that vehicles (as described above) have sufficient sight distance to avoid colliding with a vehicle reversing out of ‘garage driveway 2’ onto Delorme Street.
