                                  Objection to the Proposed Hotel at Noosa Springs


     It has not gone unnoticed that this DA has been opened for comment for a short period of time just before
     Christmas when most people are otherwise occupied or away.

     No analysis has been provided in the Adamson Town Planning Report of the impact upon existing users of
     Noosa Springs Resort, including members and residents. This impact is significant. The "material change of
     use" will adversely affect every person in Noosa Springs, The Oasis, Parkridge, Elysium and The Fairways (795
     properties), resort staff and members.

     The development fails so many tests:


        •   It isn't "boutique", in fact ft will have roughly the same number of rooms as the French Quarter in „       z
            I lastings Street
        •   At 12m high it will visually overpower existing buildings \J
        •   Two thirds of the development is to be built on land zoned "recreational and open space"
        •   It breaches height and setback restrictions v
        •   Zoning maps indicate it is a "Core Koala Habitat", "a Koala Priority Habitat" and this will be lost
            together with othei fauna ana flora

        •   With potentially 224 occupants, plus children and additional staff, the already existing fire evacuation
            risk will be significantly increased with potentially disastrous ramifications. Numerous discussions
            with Council in the past has done little to alleviate this very serious issue e.g. The Oasis BC Review of
            Emergency Evacuation Provisions \/

        •   The DA suggests that the guests and staff will be arriving and leaving on 2 wheels or public transport.
            This is just not realistic \/

        •   An already busy carpark will be inadequate for guests, staff, golfers and those who use the spa, gym,
            medical facilities, restaurant etc. It is already over capacity at peak times and the Parking Studies
            lack meaningful analysis y
        •   ^hcrc will be increased noise and activity in-an area where many elderly people reside and will affect
            4he quiet enjoyment and wellbeing of residents and potentially tfteir security and ifefety

        •      The club house, golf course, gym, restaurant,.spa and pool will not be as available Lu lesidents and
            -members with Tec TimcB-Hfccly to be at a premium as hotel guests will likely be given priority
        •   The developers are potentially "double-dipping" as the land originally earmarked f                 used
