This advice notice has been prepared in view of:
 1.       The information appearing in the service advice notice application.
 2.       Locality Plan and Unitywater map attached to the application.
 3.       Unitywater’s planning assumptions;

                                   Proposed Development
The proposal is to get the dwelling on this property connected to Unitywater Sewerage infrastructure
If approved the proposed development will impose an additional demand of approximately 3.0
equivalent persons (EP) on Unitywater’s sewerage networks.

                                      Planning Assumptions

 a.   SEQ Regional Plan:
      The site of the proposed development is included in the Urban Footprint of the SEQ Regional
      Plan 2017.

 b.   Noosa Shire Council Planning Scheme:
      The site of the proposed development is zoned ‘Rural Settlement’ in Council’s planning scheme
      and is also located outside of the Council’s Priority Infrastructure Area.


 c.     Water Supply and Sewerage:
        The subject land is outside of Unitywater’s Future Connections Area. Unitywater does not
        anticipate development of the subject land commencing before 2036. Hence, the proposal is
        inconsistent with Unitywater’s planning assumptions and Unitywater has no basis to approve
        water supply and sewerage connections.


                                        Service Advice

In relation to the subject land and the proposed development, the following service advice is provided:

a. Unitywater is not supportive of small-scale incremental growth of its network beyond the future
   connections area. Such growth often results in inefficient cost of augmentation which is financially
   disadvantageous to Unitywater’s customers.

b. Based upon Unitywater’s planning assumptions which are endorsed by the Noosa Shire Council
   as being consistent with Council’s Planning Scheme, there is no basis for Unitywater approve a
   sewer service connection to the subject land to Unitywater’s reticulation networks.

c. Until the Council confirm any change to their current planning that requires connections to
   Unitywater’s sewerage network, Unitywater will not undertake any further infrastructure planning
   for provision of sewerage services to the proposed development or be supportive of any proposal
   to connect development of the land to Unitywater’s infrastructure.
