Attention: Planning and Development

Dear Sir/Madam,

RE: Development Application S25-107

The information within this letter pertains to Development Application S25-107 regarding a Material
Change of Use for a proposed duplex development at 5 Martin Street, Peregian Beach on Lot 267 P93113.

Under Section 8.2.8 of the Noosa Plan 2020, the proposed development site is assessable by the Landslide
Hazard Overlay and has been identified in the moderate category of the Landslide Hazard Overlay from NC
online mapping. Acceptable outcomes for development and associated areas are recognised under clause
AO1.2 within Table 8.2.8.3, where the site is outside the landslide zoned areas or where slope is less than
15%.

Preliminary assessment of the proposed development shows an existing dwelling on the site and a nominal
grade of 10%, therefore the extent of landslide risk is considered less significant and the requirement for
site specific geotechnical assessment is not considered necessary at this stage of the application process.

Should you require further information in this regard, please do not hesitate to contact me at the Sunshine
Coast office.

Yours faithfully,
