2. DESCRIPTION
The subject site is Lot 21 on SP226606 located at 136 Top Forestry Road, Ridgewood
(Refer Site Location Plan Figure 1.1). The site is bounded by West Cooroy State Forest to
the east, partly cleared rural properties to the west, Blackfellow Creek to the north and Top
Forestry Road to the south. This site is an existing commercial orchard, consisting of
approximately 7000 avocado trees.
2.1 Proposed Works
It is proposed to establish a poultry farm on site, which will include:
Proposed new eight (8)sheds -
each approximately100m x 16m in size.
Construct formal gravel roads and carparking.
Drainage swales.
Replace the use of commercial fertiliser with the use of com posted poultry litter (i.e.
Poultry manure mixed with bedding material) to fertilise orchard trees. For further
details refer to Preliminary Operational Plan and Myriad International Nutrient
Calculation Report (submitted separately by MWA).
Removal of dead birds off site.
As a result of these works stormwater drainage and treatment devices are required to drain
the development area, attenuate flows and treat stormwater runoff to acceptable levels.
Plans 02 to 04 and 09 to 11 show the catchments identified onsite and the treatment train
proposed for the site. To treat and manage water on site it is proposed for:
. Roof water stored in rain water tanks and dam water is to be treated and then used
to supply poultry drinking water. The rainwater tanks have been sized in accordance
with Water by Design Music Guidelines Version 1, December 2010. The combination
of dams and tanks has been sized to give 99% water supply security.
. New access roads and carparks to drain to Bioretention Swales, Bioretention Basins,
Swales and Buffers.
. Bunded poultry litter composting areas are to be drained to Sediment Traps and then
to Bioretention Basins before discharge to the orchard with overland flow directed to
the dams.
. Reserve bunded area is to be available for storage of poultry litter which exceeds the
estimated amounts from the total number of sheds.
. Overland flow from orchard to continue to be directed to existing dams on site.
In order to receive planning approval from Sunshine Coast Regional Council, this site must
demonstrate that it complies with the Noosa Plan -
Water Sensitive Design Code and that
the storm water runoff will not change the surrounding hydrology.
Bioretention basins, Bioretention swales, Sediment traps, grass swales, vegetated buffers
and above-ground roof water tank units (for Poultry drinking water) are required for the site.
These stormwater treatment devices will enable the water quality objectives to be achieved.
Water reuse and water use minimisation will be designed in accordance with the guidelines.
To manage nutrient loads on site it is proposed:
. To replace the current use of hand spreading slow release fertiliser and the use of
weed suppression herbicides with the use of com posted poultry litter (i.e. Poultry
manure mixed with bedding material) to fertilise fruit trees.
. Ensure poultry litter is com posted and applied as per Myriad International Nutrient
Calculations Report to ensure uptake is maximised and excess nutrients are not
found in runoff.
