Design Focus Intended Design Initiative
▪ Selection of climate zone appropriate species will be undertaken to match the natural surrounds and
minimise water demand
Landscape Irrigation ▪ Landscape irrigation will be drip irrigation with moisture sensing override
▪ Investigation into the use of grey water within the facility will be carried out
▪ Best practise water sensitive urban design principles will be incorporated into the landscaping
▪ The lowest impact water source will be utilised, where possible
Water sourcing ▪ Investigation into water harvesting and rainwater catchment for use in irrigation and for other non-potable
water uses will be carried out
▪ Pool water saving features like rainwater flush and pool covers will be reviewed
Pools and water features
▪ Pool temperatures will be managed to minimise energy and water wastage
2.5 Transport
Sustainable projects should facilitate a reduction on the dependency of
occupants on using a private car and is an important means of
reducing overall greenhouse gas emissions. The use of motor vehicles
directly contributes to climate change through the direct emissions that
result from car operations.
The hotel will provide the following initiatives to promote sustainable
transport options:
▪ Share bicycles for guests to utilise around Noosa
▪ Electric vehicle charging infrastructure to promote guest to use
electric vehicles
▪ Electric town car charged via renewable energy for zero
emissions transfers and resort guest usage
▪ Electric solar powered shuttle boat to ferry people to and from
Hastings Street, reducing emissions, idle time and congestion in
Noosa. Figure 4: Solar power transportation option
2.6 Construction and Materials
Buildings consume considerable natural resources in their construction, operation and demolition. The building will aim to reduce the total
embodied energy and carbon in the construction materials. Materials for the construction of the development will be sourced from suppliers
located as close as possible to the site to minimise the carbon footprint related to transportation. The materials used in the construction of
the complex are capable of being recycled in the future.

Design Focus Intended Design Initiative
▪ The building design and material selection will reduce the extent of environmental impact as much as possible
▪ Workshops during design will be conducted to benchmark the impacts and investigate lower impact materials
Embodied carbon in the
building materials ▪ Material purpose will be considered for how the architectural intent can be achieved while minimising structural
and materials impact
▪ Design optimisation will be reviewed to achieve standard lengths and efficiencies, reducing waste
▪ Concrete mix designs will focus on reducing cement content
Concrete ▪ Aggregates will be selected to be from recycled post-consumer processes
▪ Water content will be from recycled sources
