REPORT
1.   PROPOSAL
The applicant proposes to remove the existing dwelling and construct a new 2 storey dwelling
within the Coastal Protection Area identified under the Natural Resources Overlay. The dwelling
is proposed to be located seaward of the Coastal Building Line. The Coastal Building Line is
generally 15m from the seaward boundary.
The background of the Coastal Building Line is provided in section 2.1 of this report. Refer
Figure 1– Proposed Site plan for new dwelling & Figure 2 – Elevations for proposed
dwelling.
The same proposal was submitted earlier this year as a Material Change of Use application. The
current proposal for Building Works remains unchanged from what was originally submitted.
