The SBSMP developed by JFP provides significant reductions in post development stormwater runoff pollutant
concentrations entering the street drainage network downstream within Gibson Road and Skipper Place.

To achieve these improvements stormwater flows from roof and car park pavement areas have been directed to
rainwater tank and bio-retention systems rather than a standard pit and pipe arrangement. MUSIC modelling
indicates pollutant reductions in the order of 45-93% of average annual loads which are in line with the objectives
specified in Healthy Waterways ‘Water Sensitive Urban Design Technical Design Guidelines for South East
Queensland — Version 1’ and the Water Sensitive Design Code component of the Sunshine Coast Regional Council
(Noosa Plan).

A rational method analysis of pre and post development scenarios concludes that no net increase in peak
stormwater flows will occur as a result of the proposed development. On site detention storage will not be
required to ensure no net increase in post development discharge to the street drainage network within Gibson
Road and Skipper Place.
