response to information request - BDH Eumundi Noosa Rd
Attached to the e-mail Response to RFI - MCU21/0145 - 170-174 Eumundi Noosa Road Noosaville.
13 October 2021 Maxwell Potter Noosa Council [email protected] RE: Response to Information Request – MCU21/0145 – 170-174 Eumundi Noosa Rd, Noosaville Council issued a further information request on 16 September 2021. The applicant provides the following additional information in response to the items: 1. Please provide clarification of whether any earthworks will be required to prepare the site for the construction of the development. If earthworks are required, please submit a conceptual plan that indicates the approximate volumes of cut and/or fill required. Please find attached preliminary earthworks layout plan by Bornhorst & Ward Engineers. The plan indicates cuts of 96.5m3 and 679m3 of fill (582m3 import fill, or ~20 truck and dog loads). This allows for a finished floor level of 20.3m and a retaining wall up to 2m high along the rear of the property. 2. Please provide an amended plan that satisfies this requirement or alternatively provide justification why the above requirement cannot be fulfilled on the site. The site is 2,096m2 and the development is proposed for a specific tyre and mechanical tenant which uses a small. The design has catered for large landscaping areas along Eumundi Noosa Rd and allows for the onsite manoeuvring for a 9.9m long Cleanaway refuse vehicle and loading for larger vehicles. There is sufficient space on the site for a 2 axle rigid truck to deliver and remove tyres from the site – this is similar to other existing tyre refitting sites in Noosaville. The use of larger vehicles >9.9m and <12.5m would occur outside regular business hours to take advantage of the western carparking area for turning and manoeuvring. A condition is recommended similar to other industrial developments in the Noosaville industrial area. 3. Noting that side lift waste collection trucks do not service on private property, provide a detailed Waste Management Plan, which must include detail, but not be limited to the following: a. Number and type of bins to be collected; b. Location of where bins are to be collected; c. Demonstrate how stormwater will not enter the wash bin area; d. Provide details of the bin wash area’s connection to sewer infrastructure; e. Type of vehicle required for the collection; f. Provide travel paths for the required waste collection vehicle, demonstrating how it will manoeuvre on site without having to use more than a 3 point turn to turn around. Please find attached a Waste Management Plan addressing the requirements of PSP9 – Waste Management Plan.
