2.2.        SITE CHARACTERISTICS
The site is comprised of single allotment, with a total area of approximately 3,971m2. The site is irregular in
shape, with 53.5m of frontage to Goodchap Street. Gradual, uniform sloping is noted across the site, with a
declined in elevation from approximately 7m AHD at the eastern rear boundary to 4.0m AHD at the western
street frontage.
Currently, the site is occupied a single storey detached dwelling house, with an ancillary garage/shed
structure. The site is bordered by limited development in the form of other dwelling houses to the east and
west, however the Noosa Hospital is notably adjoining the site. Figure 3 demonstrates the existing uses of
the sites and surrounding land uses.

2.3.        SURROUNDING CONTEXT
The site is in the suburb of Tewantin and is located in an area predominately occupied by low density
residential development, with the exception of the adjoining hospital. A retirement facility is also noted to be
in proximity to the site. These uses surround the site as detailed below:
▪   North – low density residential development in the form of dwelling houses adjoin the site to the north.
    Further north, more variety in residential development is noted through the presence of several multiple
    dwelling townhouse developments. Some commercial and retail are also noted.
▪   East – additional low density residential development is noted to adjoin the site. Further east, a
    conservation area is noted to buffer the pocket of residential development the site is located within.
▪   South – immediately adjoining the site to the south is the Noosa Hospital. Further residential
    development is also observed to the south, including a retirement facility adjacent to Noosa Hospital.
▪   West – no built development is observed immediately west from the site. Lake Doonella is directly
    adjacent to the site across Goodchap Street.
