In the original lodgement material it was identified six (6) trees were sought to be cleared as part of the development application.  Those trees are no longer proposed to cleared but retained.

 

To clarify it is estimated the area of land that will be cleared or removed of vegetation to be removed to site the house will be the size of the building footprint and a similar area around the building footprint to involve a total area of approximately  400m3.  A large part of this area to be calculated towards the area of tree clearing is considered to already be cleared.

It is noted on the Site Layout Plan reference to be a partial cleared area.  The cleared area does not align with aerial photography  of the property.  Our client was able to advise any vegetation clearing was undertaken by the previous land owner.  They purchased the property in December 2020 and the believe some of the trees were cleared approximately in October 2020.

Please provide the total proposed clearing (m2) to determine whether the application is prohibited or exempt development under the Planning Regulation (Koala habitat and koala priority areas)
