MAX WATTERSON+ASSOCIATES CONSULTING SURVEYORS & PLANNERS 218' February 2022 Ref: 04/1730 Your File: RAL21/0014 The Chief Executive Officer Noosa Shire Council PO Box 141 TEWANTIN QLD 4565 Attention: Lisa Pienaar Dear Madam, Re: Development Application RAL21/0015 — Reconfiguration of Lots 13 Rectory Street, Pomona Lots 11 & 12 on RP43995 Applicant: KL & KE Mayne. | refer to the above-mentioned matter and your letter of Further Advice dated 14" December 2021 and | respectfully supply the following information: Issue: Compliance with Heritage Overlay Code and Low Density Residential Zone Please find below design comments provided by Antonia O’Brien Building Designer regarding compliance with relevant parts of the Codes. PO9 (a) - Bulk and scale have been addressed by articulating the facade where the proposed addition extends from the existing build. Creating a definition point between old v new while complimenting the original construction methods and style. PO9 (b) Original roof forms have been complimented with the inclusion of feature gable ends as referenced from the original dwelling complimenting the character and original construction methods. PO9 (c) Building works have been located at the 'rear' of the existing dwelling as defined by the driveway location of the property on Rectory Street. Due to the nature of the property being situated on a corner all efforts to ensure the existing dwelling features as the most prominent part of the structure are evident in the proposed restoration of the feature verandah to the existing entry point which had been previous to the current owners built-in and enclosed with FC sheeting and aluminium sliding windows. POS9 (d) as above: the original verandah to the existing dwelling will be a significant visual feature to the property, reflective of the original style and construction methods of the dwelling when first built. Proposed dwelling and alterations to the existing dwelling are of a lightweight construction with pitched roofs and gable ends. Proposed development reinstates integral historic architectural features of the existing dwelling ie. the front verandah and external stair. Proposed development ensures the longevity of dwelling by modernising it's function to align with contemporary living style by providing generous and functional amenity to reinvigorate this key street facade while still being sensitive to the style and character to the town of Pomona. The characteristics of the high set dwelling have been maintained by setting back the ground floor additions from the feature verandahs. P020 Ground floor programme has been reduced to minimise alteration to current landform (reduced from 12.5m down to 9.5m in total width). Please find attached amended plans of the proposed building (within Appendix A) that respond to the landform and comply with the Heritage provisions. Issue: Building Height The aforesaid amended plans of the proposed building include the addition of the 8- metre building height limit to the elevations; which show compliance with the maximum building height provisions.
