YOUR MATES BOWLSY PTY LTD - COOROY COMMUNITY BOWLS CLUB

As you are aware, the Cooroy Community Bowls Club operates from the premises operated
by Your Mates Bowlsy Pty Ltd (the Operator).

We understand that the Operator has made application to the Council for certain
development works. In particular, the works would include moving the bowls green gutter
and placing tables and chairs in the red area on the attached plan; also advocating for
licensed areas each side of the green.

Our club has operated from the venue since its inauguration in 1948. It has been an
_important community club for that period.

The proposed works noted above will reduce the size of the green to 40mts x 37mts which
will still comply with minimum standards as required by Bowls Queensland for conducting
bowls competitions and tournaments.

The Club has indicated that it would support the works and the development on these
conditions:

(a) The Operator and the owner of the property consent to a 90 year licence of the bowls
green and the relevant shed on terms that are acceptable to the Bowls Club. This is
to provide the club with security of tenure;

(b) The works are conducted in a workmanlike manner and with as little interruption to
the Club as possible;

(c) The Operator will repair and maintain all parts necessary to use the Licensed area as
a competition style green including the repair and maintenance of all gutters
(including the protective rubber skirt).

(d) The Operator will maintain the Licensed Area in a competition state by regularly
mowing and rolling keeping the grass by water and fertilising and otherwise adopting
practices that a green keeper would normally engage into to maintain a bowling
green;
