5.3 Completed Development
The proposed development has been assessed against the State Planning Policy 2017 and the Noosa
Plan 2020. The site has an allotment area of 2002m2 and such does not trigger local or state
requirements for operational stormwater quality treatment objectives.
6.0 STORMWATER QUANTITY:
The site is zoned within a “District Centre” zoning and corresponds to a design fraction impervious
of 100% in accordance with QUDM Table 4.5.1 – Fraction impervious vs development category. It
can be assumed that the subdivision stormwater infrastructure was designed in accordance with
QUDM and approved by Noosa Council. The proposed development consist of an Impervious area
of approximately 89% and therefore we don’t believe on-site detention is required for the site as
this fits within the existing development category.
In addition to the above the site is located within the lower third of the total stormwater catchment
and therefore by detaining stormwater flows it may allow peak flows from the site to coincide with
the wider catchment peak flows and therefore result in a worsening effect on the existing drainage
infrastructure. Therefore we are of the opinion measures to control stormwater peak flows from the
site would adversely impact the downstream infrastructure.
6.1 Proposed Drainage:
The proposed site drainage is detailed in drawings SCG 33094 - SW1.1 (Appendix D) and is
discussed below.
As defined in the Noosa Plan 2020 stormwater drainage must be designed in accordance with QUDM
2017, therefore the following design storms were adopted: -
1. Minor Drainage System - 10% AEP ARI (Q10 Storm)
2. Major Drainage System - 1% AEP ARI (Q100 Storm)
