25289-001-Rev0 - The Esplanade (1)-compressed
1. Introduction This report details results of a geotechnical investigation undertaken for a proposed residential development at 17 The Esplanade, Sunshine Beach. The investigation was carried out by Tectonic for Christian Seymour, in accordance with our Proposal P25454-Rev0 dated 8 September 2025. Adapt Planning are the town planners for the development. Moffat & Nichol (M&N) are the coastal engineers for the project and have provided a coastal erosion ‘cut’ profile which could affect the subject site. The geotechnical investigation comprised the drilling of two boreholes using hand auger equipment, located at the eastern property boundary and in the western part of the site. In situ dynamic cone penetrometer (DCP) testing was also conducted adjacent to and within the boreholes, and at three stand-alone locations. Geotechnical laboratory testing was undertaken on one select soil sample. This report presents the results of the geotechnical investigation and slope stability modelling, to address possible slope instability following coastal erosion from a hypothetical future sea surge/storm event assessed by M&N, along with geotechnical recommendations for the proposed development in general. 2. Proposed Development Architectural drawings prepared by Aboda Design Group (Ref. ADG, Project No. NSS032, Dwg. Nos. WD.101 to WD.603 [not inclusive], Rev A, dated 27 June 2025) indicate that a three-storey residence is proposed. The basement level would be ‘dug in’ to the slope, ‘daylighting’ to the east and being completely below ground to the west (~3.5 m below existing ground levels). A full central level would be present above, with a partial third level, allowing for open, elevated courtyard and terraces. Building construction is shown to consist of suspended concrete floors, concrete and masonry walls, full height glazed facades and some lighter weight cladding in select locations. A below ground pool would be constructed along the northern side of the allotment, with the floor of the pool shell being up to about 3 m below existing ground levels. In order to construct the basement level of the residence (and the pool), earthworks will be required comprising excavations of up to about 4 m depth, with some possible minor filling of up to about 0.5 m high to form platforms for slab edges and general landscaping. Deeper excavations may be required for underground services and footings. Extracts from the proposed development plans are illustrated in Text Figures 1 overleaf.
