4. Results of Investigation
4.1 Site Description
The site is formally described as Lot 678 on RP48111, covering an area of about 505 m2, with frontage to
the southern extent of The Esplanade along the eastern boundary. At the time of the investigation, an
existing residence occupied the majority of the site, with a swimming pool and garden area in the north-
western part.
The site was accessed via a concrete driveway sloping up from the roadway to the east, which then
entered the site at a level grade. The existing residence (to be demolished) was a three-storey, rendered
blockwork structure, with the ground level terraced into the slope to the west. A survey plan supplied to
us indicates that a water main runs adjacent to the eastern boundary of the property, and a sewer
reticulation main crosses the south-eastern corner of the block.
Blockwork retaining walls, ranging up to about 1.7 m high, retained cuts for the lower level of the
residence along the northern and southern sides.
Some minor (mostly ‘hairline’) cracking was noted in various parts of the rendered structures across the
site. Otherwise, the residence and other structures around the garden areas appeared to be in relatively
good condition, based on a visual exterior assessment, with no signs of structural distress caused by
global slope instability.
