I wish to object to the application to short term rental Lot 1 SP314729, address 1/27 Hill Street, Sunshine Beach.

I would like the council to consider the impact of additional Air BNB, short erm rental in Sunshine Beach.  My objection is outlined below;


  *   Hotels and accommodation houses are generally centrally located in one area and this allows residents to enjoy the peace and quiet of the homes.
  *   There are very strict regulations on management of properties, local by-laws and council regulations that general hotels and accommodation houses need to abide by. This is not readily enforced with regards to Air BNB.
  *   The impact on real estate businesses. These businesses pay rent and are generally the main point of contact for short term rentals and holiday lettings.
  *   In recent years there has been a large influx of short term rentals in the area and this has resulted in a shortage of affordable rentals and as a consequence changed the make-up of our communities.
  *   There is presently a large number of air BNB  properties in the region and this has impacted on the community that we pride ourselves on, not always positively. The ambience of streets such as Elanda St and surrounding areas have been significantly impacted in recent years with development of short term rental and Air BNB.
  *   A large number of these properties are owned by people who view these as an investment and therefore wanting to maximise their return. Investment housing is legal but it is subsidised by the taxpayer. Owners and managers are usually not in close proximity and therefore are not immediately impacted by noise, parking, rubbish and other disturbances. It is often difficulty to contact them and the response is slow.
  *   This address has always been residential and therefore should remain as such.  Residents should, in my opinion, reside in the home.  I do not have any objection for private letting a room or a residence for a holiday period, but the residents should be the primary person in residence for at least 6 months of the year.

Please consider the above in regards to the application.
