In accordance with the Planning Act 2016 I strongly object to this development application on the grounds that it changes the unique amenity of The Hastings complex, reduces the green space and severely impacts privacy issues for adjoining units.

The Hastings is unique as it has always provided individual unit accomodation in amongst a very greened tree environment. The combining of units 9 and 10 starts the ball rolling for a change in space towards a heavier building footprint and less trees and greenery.

The combining of units 9 and 10 creates a build footprint of 54% of the two combined sites. This significantly exceeds the permitted site coverage of 45%. Approval of this development again starts the ball rolling for more significant building coverage, a greater concentration of development impacting and reducing the privacy of other unit owners.

The heavily greened area of The Hastings is a positive exception to the heavy concentration of development on Hastings street and the Council should be encouraging this to remain.

I request the Council to reject the building development.

Yours sincerely
Noel Gerlach
U13 owner
The Hastings.
