application details
Application No:	MCU17/0076 & OPW17/0224
Proposal:	Development Permit for Material Change of Use of Premises Multiple Housing Type 2 Duplex Development Permit for Operational Work (Earthworks, Landscaping & Stormwater)
Street Address:	25 Edward St NOOSAVILLE QLD 4566
Real Property Description:	Lot 6 RP 112875
information required
The information requested is set out below:

Issue
Frontage works is required including, in particular, a concrete pathway.

Information Required
Provide amended plans (including engineering plan/s) to include 1.2m wide pathway for the full length of the frontage of the site in compliance with the relevant standards and in accordance with IPWEA Standard Drawing RS-065.

Issue
Engineering plan/s is/are required for the details of the driveway grades and levels to confirm compliance with the relevant standard drawings and for operational works construction.

Information Required
Provide engineering plan/s for the access driveway and crossover that include layout and longitudinal cross section of the driveway that demonstrates compliance with IPWEA Standard Drawings RS-049 and RS-050 and having compliant grades ensuring that a standard vehicle (B99), entering or leaving the site, will not scrape or bottom down.

Issue
The submitted stormwater drainage plans do not adequately address the impact of the development and the filling of the site on other adjoining properties and lack some details.

Information Required
Provide stormwater management plan prepared by a person specialised in stormwater design (preferably RPEQ) that includes/addresses, in particular, the following:
A stormwater strategy that caters for the stormwater runoffs from adjoining properties and ensures no additional stormwater ponding or worsening of existing drainage conditions to occur on these properties for all storm events up and including 1% AEP (1 in 100 year). This may require providing stormwater pipeline and/or overland secondary flowpath within the development site to convey natural stormwater runoff from other properties.
Stormwater drainage plans for the development that shows the reduced levels of inverts of any proposed pipelines, inverts of the receiving stormwater drainage system (eg street channel and/or street stormwater pit/s or pipeline) and the relevant design finish surface levels. It should be kept in mind that any proposed stormwater pipelines or pits in proximity to existing sewer main must be in compliance with Unitywater’s clearance requirements.
Issue
The site is below 5m AHD and affected by the Natural Hazard Overlay for potential Acid Sulfate Soils and it is considered that the proposed filling of the site requires assessment against the code. The applicant has not submitted any detail on how the proposed development will address the code.

Information Required
Provide a site specific acid sulphate soils management plan for the development that is prepared by a suitably qualified person (RPEQ) or alternatively provide comment from a suitably qualified person (RPEQ) that indicates that the development does not require assessment against the code.
