The land contains a total area of 1,876m’. The property was originally developed as 2 Lots (Lots 6 & 35 on RP35073) within the Town of Pomona in 1922 and then amalgamated into 1 Lot (Lot 1 on RP196984) in 1984. Copies of RP35073 and RP196984 are attached as Appendix A. A house stands adjacent to the western boundary of the subject land; with a shed located towards the north-eastern corner of the property. The buildings are separated by an expansive grassed area with some scattered trees. Water, electricity and telephone reticulation are located along the Pavilion Street and Tree Street frontages. A sewer main is located in the Pavilion Street frontage of the property and a sewer traverse s the rear of the property adjacent to the shed. Pavilion Street and Tree Street are good quality bitumen roads. There are vehicular accesses to the Lot from both Street frontages. The adjoining properties are used for detached housing with the adjacent Lots containing 936m? each. A copy of the Smartmap of the local area is attached as Appendix B.

PLM Document(s)/Plan(s) Supporting Title Information (Provided by Applicant) 4. ADVICE & INFORMATION Civil Engineering Officer Name Mark Lewis The site's frontages are undeveloped and do not have any pathways or kerb and channel. The issue is addressed by the Transport, Roads and Drainage Code (Specific Outcome 013) — Development is provided with external roadworks along the full extent of the frontage of the site to an appropriate standard having regard to the specified function of the road. It is noted that no kerb and channel and pathways exist in Tree Street and there are only isolated sections of kerb and channel on the eastern side of Pavilion Street. The site does not have access to any stormwater drainage easements and the applicant will be required to provide a drainage easement through the adjoining property to discharge into Pavilion Street or provide a suitable engineered alternative that disposes of runoff on-site without causing a nuisance on the adjoining properties. It is expected that no changes to the stormwater runoff system for the existing dwelling will be required. Planning | Officer Name: Glen Conforti The lot is zoned Detached Housing and located in the Mary River Catchment. The proposed lot sizes of 936m? do not meet the minimum lot size for the locality being a minimum of 1000m?. However, in this instance because it is the reinstatement of a previous lot and the size is consistent with the other lots in the street and locality, officers would support lodgement of an application. Given the proposal does not meet the minimum lot size set out by the Planning Scheme; it cannot be determined by Officer delegation, but would be required to be determined by Council.
