Good afternoon, We would like to lodge an objection to the plans submitted for the resort complex at Serenity Close Noosa, property ID 161044 and 161045. We believe there is a misrepresentation as to the actual levels of traffic on Grant St. The levels appear hugely understated, and this means that the plans for the road access are not appropriate for the actual amount of traffic. The traffic reports on page 17 states that the traffic will enter the hotel car park from the roundabout on Banksia/ Grant. It shows on the diagrams that all the traffic will enter from the Noosa drive/ Sunshine Beach Rd roundabout using Grant Street. We already have bottlenecks in traffic on Grant street when we are exiting the area and trying to get out onto the roundabout at Noosa drive/Sunshine Beach Rd. The traffic counting was done in July. This is the most quiet time of the year! I think they should come back and do the report in a peak holiday period such as Christmas orbJanuary or April and the number of cars will be much much greater. Any given weekend from September also has more traffic! So we object to the sole access being via the Noosa drive/Sunshine Beach Rd roundabout and along Grant Street on the grounds of too much traffic and this not being addressed in the road access plans because the traffic report with the number of cars shown is grossly understated. The current plan will result in gridlock in Banksia ave/ Grant st/ serenity close / Natasha Avenue with the only alternate outlet being Katharina St which has a blocked exit on to Noosa Drive due to banked up traffic from Hastings Street. We also object to the size of the hotel being increased from the original approved application. The development assessment report shows there is current approval for Multiple Dwelling (109 Dwelling Units) and Accommodation Building (90 Accommodation Units) and Ancillary Facilities, but this application is for resort accommodation with 178 rooms, 12 suites and 15 villas as well as retail and other facilities. The increase in size is too much. This is way too big. It will be too noisy, too much strain on the sewerage system and too much traffic for Grant Street. We ask that you reconsider the plans, deny the application for the larger resort and also request that the developer agrees major changes to road access with the relevant road authority. Thanks for your help, Regards, Ian and Nicole Bailey Nicole Bailey
