Verbal advice from Stuart is that he is not supportive of the proposed shortfall of carparking as proposed. Stuart does not consider the carparking numbers to be sufficient for the area proposed. Based on this advice, Council staff would be willing to recommend support of a contribution in lieu of the provision of carparking on site for a maximum shortfall of three carparking spaces. This shortfall would need to be addressed by an Infrastructure Agreement that would need to be accepted by Council. If you do not wish to modify the proposal and reduce the floor area to reflect a 3 carparking space shortfall could you please advise your position in writing. As discussed, the proposed street landscape setback is to be clear of vehicle parking infrastructure and retained for landscaping consistent with the character of the area. Councils engineering and assets section have also provided the following comments regarding the proposed footpath around the site: * The proposed ‘internal public thoroughfare’ link is unlikely to be supported as a substitute to the preferred pedestrian footpath shown in the screenshot below. The ‘internal public thoroughfare’ raises ongoing concerns regarding maintenance, ownership, and connectivity/functionality for pedestrians. Council maintains that a footpath for the full length of the subject site’s frontage must be provided as required by the Rufous Street Precinct Master Plan.
