          Dear Lisa,

            RE:       Response to Information Request – Multiple Dwelling (4 Units) at 65-67
                      Elanda Street, Sunshine Beach

          We write on behalf of our client Hanifin Education Management ATF The Hanifin Family
          Trust in response to Council’s 23 November 2021 Information Request regarding
          development at 65-67 Elanda Street, Sunshine Beach.

          This letter and attachments are a formal response to Council’s Information Request.
          Pursuant to Part 3 Section 13.2 (a) of the Development Assessment Rules, the applicant
          elects to provide all of the information requested.

          To the extent changes made to the proposal plans are not in direct response to the
          Council's Information Request, these changes are considered to amount to no more than
          a Minor Change to a development application as outlined in Schedule 2 of the Planning
          Act 2016. In particular:
              The changes do not result in substantially different development;
              The revised proposal continues to require code assessment;
              No prohibited development is proposed; and
              The revised application would not require referral to extra referral agencies.

          This written response is accompanied by:
               Architectural Design Plan prepared by Invilla Architecture;
               Landscape Concept Plan prepared by Open Space Architecture;
               Detail Survey prepared by NCOB; and
               Civil Engineering Response Letter and Stormwater Management Plan prepared
                  by WC Designs.
