GENERAL COMMITTEE MEETING AGENDA 13 JUNE 2022 EXECUTIVE SUMMARY The application seeks to develop 3 lots which form part of the recent Business Centre reconfiguration approval. The three lots front Hofmann Drive and are included within the High Density Residential Precinct of the Business Centre. Specifically, approval is sought for 90 dwelling units which will be situated within 3 x 3 storey buildings. All of the 90 dwelling units have a gross floor area under 100m2 and are therefore ‘small dwellings units’ with 37 x 1 bedroom dwelling units, 41 x 2-bedroom dwelling units and 12 x 3-bedroom dwelling units being proposed. The development is a consistent use within the zone/precinct with the planning scheme seeking the delivery of small dwelling units at this location. The development was reviewed by council’s consulting architect who made a number of recommendations to align the development’s-built form with the intended design outcomes of the Noosa Plan. The applicant has amended the design of the buildings in response to this review with the current design being considered acceptable by council’s consulting architect. The proposal seeks variation to the scheme provisions with regards to plot ratio, height, front setback and maximum number of car parking spaces. The proposed variations are acceptable and in context with the intended scale of development sought for the 3 lots, with the additional height assisting to articulate the building form. Furthermore, a minor intrusion into the 10 metre wide Environmental Management and Conservation Zone to the rear of the site is also proposed. Accordingly, the application is recommended for approval subject to conditions.
